You’re not imagining it — it’s Sunday. Six-plus years of this newsletter, and this is the first Sunday email I’ve ever sent you. I’m breaking my own rule because I’m about to make an offer I’ve never made, and I didn’t want it sitting in a drafts folder until Monday.

LOUISVILLE IS STILL A SELLER’S MARKET — FOR NOW

Pull up the MLS and here’s what it shows for Louisville residential:

Homes sold in July went for a median of $287,750 — the highest month in the past year, up almost $33,000 from January. Average time on market: about 26 days. Sellers collected 99% of their list price — the strongest ratio all year.

And the number I watch closest: Louisville is sitting at roughly 2.2 months of supply. The national market is at 4.6. Translation — relative to the rest of the country, Louisville has about twice as many buyers chasing every available home. Freddie Mac has the 30-year at 6.66% this week, basically flat for a year, so buyers who were waiting on rates have stopped waiting. They’re out there now, and there aren’t enough houses for them.

One more thing the national press just did for you: Zillow named Louisville a top-10 market in America for first-time buyers in 2026. Read that as a seller. Zillow is pointing buyers from all over the country at our city — and their own analysis says 54% of Louisville’s for-sale inventory sits in the “affordable” range, which means if you own an entry- or mid-priced home, you’re selling into the deepest buyer pool in the market.

THE FALL WINDOW IS REAL — I CAN PROVE IT TWICE

I pulled two full years of Louisville MLS data so you don’t have to take my word for it.

Fall 2024: homes sold in about 24 days. That winter: 34 to 40 days.

Fall 2025: homes sold in 21 to 27 days. This past winter: 38 to 40 days.

Same pattern, two years running, like clockwork. Homes listed in early fall sell roughly two weeks faster — and winter sellers netted about 96% of original asking instead of 98%. On the median Louisville home, that’s nearly $5,000 left on the table, plus two extra weeks of showings, cleanings, and strangers in your kitchen.

And the fall buyer is a different animal. The spring crowd browses. The September buyer has a job transfer, a lease ending, a family that wants to be settled before the holidays — a deadline. Even nationally, last fall didn’t slow down the way it used to: Zillow’s economists called September’s market “surprising stamina,” with pending sales dipping barely half the usual seasonal drop. Serious buyers, fewer competing sellers. That’s the window.

ONE MORE CLOCK IS TICKING

Active listings in Louisville are up 33% since February, and area inventory is running about 20% ahead of last year. Every month you wait, your future buyer gets more houses to compare against yours. The sellers who win this cycle are the ones on the market while supply is still tight — not the ones joining the spring pile-up with everybody else.

And look at the calendar. This offer runs through next Sunday — the day before Labor Day. Sign this week and your home is photographed, priced, and hitting the market right as the post–Labor Day fall buyers come back from the lake. That’s not an accident. That’s the plan.
