Golly, it really is hard to make friends.
Especially if you’re a little more reserved, a little more quiet — if you don’t have a newsletter that goes out to 60,000+ people every morning, if you don’t put yourself out there.
I got lucky. I have a lot of really great friends. Awesome, intelligent, well-read. Always curious, always learning something new. Deliberate, diligent, future-focused. They dial into the things that interest them and run with it, and they tune out the fluff. Almost none of them have any social media presence at all.
And a lot of them are going to be at the party Friday. I’ve talked to them. They’re coming. They’re curious to see what this looks like.
So here’s what I want to say.
If you’ve been looking for more of the right people — not just in real estate, but in life, people you actually want around you because they make you better, more insightful, more considerate — there are going to be a lot of those people in that room.
If you’ve been hungry for that, please come. Introduce yourself. Say hello. Tell me what you’re interested in right now, and I’ll point you toward some of my friends chasing the same thing. There’s a real opportunity here to find your tribe.
I’ve also been reaching out to the older folks in this business, slowly. I’ll talk to more of them at the KREIA main event tonight. We’re going to have a lot of young agents from Winner, a lot of young wholesalers, young investors, young flippers — and they’re going to need some tutelage. I want a few gray hairs in the room to steward them. Give them the insight. Tell them who they need to know.
And if you’re a realtor — someone already in the industry — this is the best room you could walk into. Synergy. Collaboration. Your tribe. Because you want to work with people who are like you.
The agents who win at Winner all have it: a little more curiosity, a little more hustle, always hunting a different way to approach things. Every one of them has their own quirks — and that’s exactly what makes them special. Work doesn’t have to suck. Friday is proof.
I hope this thing helps people find business partners. New best friends. Lovers, even. I hope it’s a springboard — a catalyst for something great in your life.
It’ll be more special if you’re there. A lot of the folks who book calls with me say the same thing: I’ve been reading your emails for five years and never had a reason to reach out — then something you said this morning just clicked. Those people are going to be in this room too.
The playlist is going to be incredible. It is 9 hours long, we’ll listen to it on shuffle and let The Universe Decide. Eric and I have been diligently testing it out. I’ll be sure to pass it along to you all after The Party in the Woods. It has been getting me wiggling and dancing in the car and kitchen! I hope it does the same for you!
Bring your friends. Bring the investor-curious ones. Eat some great food, have some dessert, smoke a cigar if that’s your fancy. Take in the weather, the crowd, the scenery.
And come meet all my friends.

The Bourbon Trail runs 2.7 million visitors a year — 76% from out of state, staying 3–5 nights, spending $600–$1,400 a trip. That's Derby-weekend demand 52 weeks a year, and the STR and boutique-hospitality crowd is just now figuring it out.
