Today’s track: Cavalier — James Vincent McMorrow
Here’s something I’ve learned from putting myself out there — from telling you, most mornings, what’s actually going on in my life.
A lot of people have a lot going on too.
That’s the thing nobody tells you about going first. When you say the hard part out loud — the deal that scares you, the number that keeps you up, the thing you don’t have figured out — it gives everybody else permission to admit they’re carrying something too. And they do. They come out of the woodwork.
Once you go first, people feel comfortable coming to you with it. And that’s turned into one of the best parts of all this.
Somebody reaches out. And I get to do the thing I actually love — point them in the right direction. Troubleshoot. Work through it with them. Let them know they’re not on an island.
I used to call it Rob Island.
Whenever I was stuck in something all by myself — some problem nobody else seemed to be in, some situation I couldn’t see my way out of — I’d tell myself I was out on Rob Island. Population one. No boat. No bridge. Just me and the thing I hadn’t solved yet.
And here’s what I know now that I didn’t know then: I was almost never actually alone out there. It just felt that way. Somebody had been on that island before me. Somebody knew the way off. I just hadn’t asked.
I don’t want anybody who reads this to be on Rob Island.
So if you’ve got something — a bottleneck, a real estate question, a partnership that’s gone sideways, a deal that’s upside down, a number that isn’t working, whatever it is — I’ve probably got some experience with it. Or I’ve watched somebody I trust go through it. Either way, I’m happy to point you somewhere, give you an answer, or connect you with someone great.
Because through the years, that’s the real asset I’ve built. Not the deals. The people.
A great home inspector — the kind who crawls the space nobody wants to crawl and tells you the truth. A great CPA who actually picks up the phone. A DSCR lender. A hard money lender for when the clock is the whole game. Title attorneys. Litigation attorneys for when it gets ugly. Contractors, property managers, people who’ve seen the thing you’re staring at a hundred times before.
That’s a network you can’t build in a weekend. But you can borrow mine.
You can learn from my experience, or you can connect with theirs. And if I genuinely don’t know the answer — I’m not going to fake it. I’ll put you in front of someone who does. That’s the whole deal.
And while we’re talking numbers — a little good news came across the wire. For the sixth year in a row, Kentucky just lowered the state property tax rate. The 2026 rate drops to 10.3 cents per $100 of assessed value. On its own, a few cents. But six straight years moving in the right direction — that’s not an accident. That’s a trend. And trends are what you build on.
Now — it’s the weekend. We’ve got some extra time.
It’s a race weekend, too, so we’re fired up around here. F1, race day, 9 AM Sunday. A few big soccer matches stacked up in there as well. Enjoy those. Watch them loud, watch them with people you like.
But at some point this weekend, you’re going to have a window. A quiet hour when the race is over and the game’s done and the house is still. And that hour is worth something.
So here’s what I’d do with it. Set aside thirty minutes, forty-five, an hour. And take on the one thing you’ve been avoiding.

Open it up and just say it plain: Hey, I’ve got this bottleneck — how can you help me? Then keep going. Ask the follow-up. Ask the dumb question. Ask the one you’d be embarrassed to ask a person.
You’ll be shocked how far a single honest hour gets you.
And if you want to go further than that — I’m a huge proponent of Claude Code, especially if you’re on a Mac and you use Chrome. I’m not exaggerating when I say it’s changed how I work. Game changer. Life changer. The stuff I used to think I needed to hire out, or avoid entirely, I can just sit down and do now.
But whether it’s me, or Claude, or a friend, or that one person in your phone you’ve been meaning to call — the point is the same.
Take on the thing.
Because here’s what I’ve figured out about fear. Fear doesn’t live in the problem. It lives in the not-knowing. It lives in the fog around the problem — the part where you can’t see the edges yet, so your brain fills it in with the worst version. Nine times out of ten, the actual thing is smaller and more solvable than the fog made it look.
Tackle the uncertainty and you drain the fear right out of it. You don’t even have to solve the whole thing this weekend. Just take one real step toward progress. Make one call. Ask one question. Pull one number. Even a little motion in the right direction will make you feel better — and it compounds faster than you think.
So this weekend — let’s try not to be too cavalier.
