Today’s track: Have a Little Faith in Me — John Hiatt

Yesterday, I pulled our full production history out of the MLS — every closed transaction since I got licensed in 2013. Seeing it all in one place stopped me in my tracks.

More than 440 career transactions. $41.1 million in closed MLS volume. Listing side, buyer side, residential, multifamily, land. Assignable contracts, lease options, novations, short sales, subject-to. If it can close, we’ve closed it — and every number is pulled straight from Louisville MLS data and our offmarket.deals records. I can hand anyone the receipts.

And here’s the thing — those numbers are conservative. The $41.1 million is Louisville MLS only. It doesn’t count a dollar of the 200+ wholesale assignments. None of it includes my commercial and residential listings in Indiana, my Indiana buyers, or the Kentucky buyers my buyer’s agent handles. It doesn’t include my sold commercial listings on KCREA. The real footprint is bigger — these are just the numbers I can print straight off the MLS and defend to anyone who asks.

Some of those closings, I didn’t take a commission at all (2). When a client is taking a loss, I’m not piling on. I know how much life sucks sometimes. You help people right the ship — or move on from it. That is how we operate!

But here’s the thing about those numbers: I didn’t get them to the closing table. Colleen did.

Since she came on board in 2019, Colleen has personally shepherded more than 400 transactions contract-to-close — 208 MLS closings and 200+ wholesale assignments through OffMarket.deals. Novations, sub-to, lease options, land contracts, quadplexes, a 10-unit building, development land. Dozens of files at once, and never one sitting because of her. That was all before AI existed, now imagine how dangerous she is!

That’s a skill set almost nobody in Louisville has. She’s built a system-first, AI-backed operation — no dropped balls, no file waiting, deals closing because of the machine she keeps sharpening. And she offers that same contract-to-close service to other realtors and investors.

So if you’re a wholesaler or realtor who needs contract-to-close services, you ought to schedule a call. You can’t work on the business if you’re working in the business — it’s time to delegate.

Colleen and I are proud of something quieter than the numbers, too. We donate 1% of net profits to Hand in Hand. Putting families in houses. And we wake up every day getting to do this work on our own terms — great systems, real automation, intention. Doing the things we want to do, when we want to do them.
