Short answer: yes, but only if you buy right. At today's rates, an average Louisville rental bought at an average price will usually qualify for a DSCR loan, but it will not put much money in your pocket. The deals that cash flow are the ones bought below the market. And right now, Louisville has more of those to choose from than it has in years.
Here is the math, with real 2026 rents, rates and taxes.
What a DSCR loan is
A DSCR loan is a mortgage for rental property that qualifies you based on the property's rent instead of your personal income. DSCR stands for debt service coverage ratio. For a 1-to-4-unit rental, lenders usually figure it this way:
DSCR = monthly rent ÷ PITIA
PITIA is the full monthly payment: principal, interest, taxes, insurance and association dues (HOA, or homeowners association, if there is one). A DSCR of 1.0 means the rent exactly covers the payment. A DSCR of 1.25 means the rent is 25% more than the payment.
No tax returns, no W-2s, and no debt-to-income ratio. That is why investors with a lot of write-offs, self-employed buyers and people who already own several rentals use them. For the full rundown, read DSCR loans for Kentucky investors.
DSCR loan terms right now (October 2026)
These are typical ranges from lender rate sheets and surveys this month. They are not quotes. Every lender prices differently.
Rates: roughly 6.5% to 9%, depending on your credit score, down payment and DSCR. A strong file (740+ credit score, 25% down, DSCR of 1.0 or better) is landing around 7% to 7.5%. Weaker credit or a thin DSCR pushes it to 8% and up. For comparison, Freddie Mac's average 30-year rate for regular homebuyers was 7.32% the week of October 22.
Down payment: usually 20% to 25%. Duplexes and up to fourplexes often need 25%.
Minimum DSCR: 1.0 is the common floor. 1.25 or better gets the best pricing. Some lenders go below 1.0 for a higher rate and more down.
Credit score: 620 to 640 minimum at most lenders. 740+ gets the best rates.
Reserves: about six months of payments in the bank is typical.
Prepayment penalty: common. A 5-4-3-2-1 structure means a 5% penalty if you pay off in year one, 4% in year two, and so on.
Small loans: loans under about $150,000 often cost more, and some lenders want a 1.25 DSCR on them.
You can usually close in an LLC (limited liability company), with a personal guarantee.
The rent the lender uses is usually the lower of your lease and the appraiser's market rent estimate. Do not count on a lender giving you credit for rent above market.
What Louisville rents are
Source | What it measures | Rent |
|---|---|---|
Zillow Observed Rent Index, Sept 2026 | Single-family homes, Louisville metro | $1,701 (up 3.0% from a year ago) |
Zillow Observed Rent Index, Sept 2026 | All rentals, Louisville metro | $1,339 (up 2.1%) |
Apartment List, Oct 2026 | 2-bedroom apartment, Louisville | $1,233 (flat for the year) |
Zumper, Oct 2026 | 2-bedroom, Louisville | $1,200 |
Zumper, Oct 2026 | 3-bedroom, Louisville | $1,499 |
Rents are growing slowly, about 0% to 3% a year depending on the source. So the deal has to work on today's rent, not a rent you hope to get in two years.
The math: a $300,000 duplex
Assumptions: 25% down ($225,000 loan), 30-year loan, property taxes of 1.25% of the price per year (about $312 a month, using the 2026 Louisville rate inside the Urban Services District; investors do not get the homestead exemption), and $3,200 a year for landlord insurance (about $267 a month). Insurance quotes vary a lot, so get a real one.
Rate | Monthly payment (PITIA) | Total rent for DSCR 1.0 | Total rent for DSCR 1.25 | Per unit for DSCR 1.25 |
|---|---|---|---|---|
7.25% | $2,114 | $2,114 | $2,643 | $1,321 |
7.75% | $2,191 | $2,191 | $2,739 | $1,369 |
8.25% | $2,270 | $2,270 | $2,837 | $1,418 |
Two 2-bedroom units renting at about $1,200 to $1,233 each bring in $2,400 to $2,466 a month. That clears a DSCR of 1.0 at every rate in the table, for a DSCR of about 1.1 at 7.75%. It does not reach 1.25.
The math: a $200,000 single-family rental
Same assumptions, with taxes of about $208 a month and insurance of about $191 a month (the Kentucky average landlord policy of roughly $2,289 a year).
Rate | PITIA, 25% down | Rent for DSCR 1.0 | Rent for DSCR 1.25 | PITIA, 20% down |
|---|---|---|---|---|
7.25% | $1,422 | $1,422 | $1,778 | $1,491 |
7.75% | $1,474 | $1,474 | $1,842 | $1,545 |
8.25% | $1,526 | $1,526 | $1,907 | $1,601 |
At the metro single-family average of $1,701, this house clears a DSCR of 1.0 at every rate, for about 1.15 at 7.75% with 25% down. Keep in mind $1,701 is an average across the whole metro, not the rent for every $200,000 house. Check rents on the actual street.
Why "it qualifies" is not the same as "it cash flows"
DSCR leaves out the costs that eat landlords alive: vacancy, repairs, turnover and property management. Set aside 15% of rent for vacancy and repairs alone, and here is what happens at 7.75% with 25% down:
Property | Price | DSCR | Monthly cash flow after 15% for vacancy and repairs |
|---|---|---|---|
Duplex renting $2,400 | $300,000 | 1.10 | About -$151 |
Duplex renting $2,400 | $260,000 | 1.24 | About +$105 |
Duplex renting $2,400 | $250,000 | 1.28 | About +$170 |
House renting $1,701 | $200,000 | 1.15 | About -$28 |
House renting $1,701 | $180,000 | 1.26 | About +$100 |
House renting $1,701 | $170,000 | 1.33 | About +$165 |
To keep it simple, insurance is held at the same dollar amount in each row, and management is not included. If you hire a property manager, take off another 8% to 10% of rent.
So the answer at 7%+ rates: Louisville rentals cash flow when you buy them about 10% to 17% under the prices in these examples. That is the whole game.
The good news: buyers have leverage on 2-to-4-unit properties
Duplexes up to fourplexes, which we count as small commercial, are sitting longer in Jefferson County right now. Here is September 2026 from the Louisville MLS (Multiple Listing Service):
168 for sale, up from 113 a year ago (+49%)
9.9 months of supply, up from 5.7. My rule for Louisville is that about 3.5 months is balanced, so this is a clear buyer's market.
17 sold in September, at a median price of $300,000
When there are almost 10 months of supply, sellers take offers they would have laughed at a year ago. Right now there are 75 two-to-four-unit properties for sale in Jefferson County under $400,000. Some of them will make sense at the right price. Most will not at the asking price.

Frequently asked questions
Do Louisville rental properties cash flow in 2026?
At average prices and 7%+ rates, most only break even after vacancy and repairs. In our examples, a duplex renting for $2,400 needed a price around $250,000 to $260,000, and a house renting for $1,701 needed a price around $170,000 to $180,000, to cash flow with 25% down at 7.75%.
What is a good DSCR for a rental property?
1.0 is the usual minimum, meaning rent covers the full payment. 1.25 or higher gets better loan pricing and leaves room for vacancy and repairs.
What are DSCR loan rates right now?
As of October 2026, lender rate sheets show roughly 6.5% to 9%, with strong files around 7% to 7.5%. Your rate depends on credit score, down payment, DSCR, loan size and prepayment penalty.
How much do you need down for a DSCR loan?
Usually 20% to 25%. 2-to-4-unit properties and borrowers with lower credit scores often need 25% or more.
Is Louisville a buyer's market for investment property?
For 2-to-4-unit properties, yes. Jefferson County had 9.9 months of supply in September 2026, far above the roughly 3.5 months that marks a balanced Louisville market.
