The first time I heard Nick Drake was in high school. I distinctly remember driving to school in slow cold mornings listening this. It could warm you up!

It’s consolidation at the top, mixed with tech innovation that we need to watch closely in our local markets.

Locally, listings are up week-over-week and year-to-date. More inventory means more selection for buyers and some highly necessary, realistic pricing conversations for sellers. This is healthy liquidity in an affordable metro—exactly the kind of environment where prepared investors and operators can move.
