The headline data came in this week and it stopped me cold.

Pending home sales surged +9.6% year-over-year in the four weeks ending May 10th — 346,104 contracts, the highest since September 2022. Mortgage rates declined for three consecutive weeks in April. Purchase applications jumped 4% in a single week. Median home sale price nationally hit $397,740 — up 2.2% year-over-year, the highest since July 2025.

Everyone who said this market was frozen owes someone an apology.

The NAR reported existing home sales up 0.2% in April. Nationally we're at 4.4 months of supply. Here in Louisville, we're sitting at 2.5. That gap is the whole story. First-time buyers are 33% of the market and growing. People are buying. This is a moving market.

Before we get into inventory — there's a structural story worth knowing.

LEDA — the Louisville Economic Development Alliance — and GLI — Greater Louisville Inc. — both just approved a merger. The new organization is being called "One Louisville."

Here's what that actually means: Louisville has historically gone to market with two voices on economic development. Two boards, two contacts, two pitches. That's over. One Louisville means a single point of contact for corporate relocations, a cleaner door for outside capital, and a fundamentally different way this city sells itself to the world.

For anyone betting on Louisville — and I am — this is foundational.

KENTUCKY BY THE NUMBERS

Kentucky REALTORS — the ones who actually run the MLS data — just published their April report. Here's what the ground actually looks like.

Median sales price: $276,400, up 4.3% year-over-year. Total sales volume: $1.14 billion, up 3.7%. Listings sold: 3,666, up 1.6%. New listings: 6,732 — up 8.7% year-over-year. Louisville: 39 days on market.

That new listings number is the one to watch. Supply is growing. Demand is keeping up. That's not a soft market — that's a market building velocity.

2,939 active single family homes. The deepest pool, and the most texture.

Days on market range from brand new listings to homes that have been sitting since last fall. That spread creates real price dislocation — which is where deals get made.

16 are offering seller financing. In a rate environment where conventional financing is still painful, seller financing is a gift. Chase those 16.

167 single family homes at 240+ days on market. Sellers who sat through winter and watched spring come and go. They want out.
