Four mornings in a row last week, I woke up to release notes.

Not from Apple. Not from Tesla — though I told Jason that’s exactly what it reads like. These were release notes for OffMarket.deals — my deal site. Thirty-four changes shipped in a single day at one point. I sat there with my coffee reading a changelog for a website that started in a hot tub. Another one landed this morning.

Let me back up.

Years ago, wholesalers would send me an address and a bed/bath count, and I’d run the comps, tell them what the deal was really worth, and help them find the buyer. No angle. I wasn’t competing with them — I was helping them get deals sold. Do that long enough and something funny happens: they start handing you their buyer lists. The network compounds.

One night after a workout, I was in the hot tub with my lifting partner, Nick Peskoe, talking through the idea — a simple site where wholesalers could submit deals, I’d connect them with buyers, and I’d only get paid if the thing actually closed.

A little while later Nick looked at me and said: “You know that website you wanted? I built it.”

Wouldn’t let me pay him for it. That website was TheLouisvilleNetwork.com. It did $42K its first year. $72K the next. And somewhere along the way, the deals stopped stopping at the county line — The Louisville Network became OffMarket.deals. We’ve gone national, baby.

For a decade this thing has been quietly evolving into what it is now — which, after this last run of updates, is something I’d put up against anything in the space.

Here’s what happens today when someone submits a deal.

The deal comes in — free, by the way, it costs nothing to submit — and Colleen takes it from there. Colleen runs our entire disposition operation now. Contract through closing: the marketing, the buyer communication, the exposure, the transaction babysitting. The stuff that makes wholesalers want to throw their phone in the Ohio River. You submit it, she moves it.

The moment the deal is approved, the machine kicks on. An email fires to me and to our lending partner automatically. I run the comps and the ARV — a licensed Realtor’s eyes on every single deal before a buyer ever sees it. The lender replies with actual terms: loan amount, rehab funding, rate, deferred payments. All of it gets attached to the listing.

Think about that from the buyer’s side. You’re not squinting at a blurry flyer wondering if the ARV is fiction. You’re looking at a deal with real comps and a real financing path already sitting on the page.

And here’s the part I think matters most:

Every deal that comes in, we personally reach out to the top 25 buyers for that asset class in that market.

Not a blast. Not spray-and-pray. The twenty-five people most likely to actually close on that specific kind of deal — plus the site, plus Facebook Marketplace and the investor groups, plus this newsletter, which lands in 62,000 inboxes every morning.

We charge a flat $2,000. Only if we bring the buyer. That’s the whole fee structure.

Now the updates — because the site itself just leveled up.

You can search now. Filter the deals page by keyword, state, property type — and as of this morning, by price. Set a minimum, a maximum, or both, and the filtered search lives right in the web address, so you can bookmark it or send it to a partner. Bed, bath, and square-footage filters are next — the groundwork shipped today.

You can set up a buy box. Save your markets, your price range, your criteria — and when instant alerts flip on, the second a matching deal goes live, it’s in your inbox. The deals will start finding you.

Listings stay fresh. Every listing gets a 60-day life with an easy one-click renew — owners even get an email the moment a listing expires, with a one-click link to bring it back — so the feed is live inventory, not a graveyard. Deals under contract stay visible for backup offers. And as of this morning, sold deals wear a Sold badge with the photo greyed out, because we leave them up on purpose: that’s the track record.

Nothing falls through the cracks. Every buyer inquiry is permanently recorded and reply-able in one click. Even the failure cases got engineered — if an email bounces, the system retries and raises an alarm instead of losing your buyer silently.

And the inventory itself — this is where it gets fun. We’ve got BRRRRs on there — buy, renovate, rent, refinance, repeat. We’ve got flips. We’ve got twenty-plus properties with seller financing on the table right now. Multifamily. Airbnbs. Properties with commercial and industrial zoning. And new stuff hits all the time — which is exactly why you keep an eye on it.

And the deals aren’t just Louisville anymore. Louisville, Southern Indiana, Northern Kentucky, Lexington, the Midwest — those are the roots. But submissions are coming in from all over, and we’ve run buyer searches everywhere from Alabama to the Florida panhandle. Any market. Any asset class. If you’re sitting on inventory that needs to move — wholesaler, flipper, fund, doesn’t matter — this machine was built for you.

The goal is simple and I’ll say it out loud: more people submitting deals, more people hunting deals on the site. Fifty deals a month. That’s the number on the whiteboard.

The market’s hard right now. Everybody says it. But hard markets are exactly when the deal-finders and the deal-movers get paid — the people with the network win the years everyone else complains about.

We spent a decade building the network. Now it’s software.

One more thing. With Colleen and Jason behind this, we can move fast — so if you’ve got a suggestion for the site, tell me. If it works within our systems, we’ll implement it as quickly as possible.

📊 Yesterday’s poll: What’s your 2027 plan? Buying more took it — 35%. Holding everything and selling at least one tied right behind at 29% each. Only 6% of you are watching from the sidelines. Buyers everywhere and almost nobody sitting out — reread the top of this email and you’ll see why I like those numbers.
