Today’s track: Trevor Hall — The Lime Tree

Yesterday, morning was a great joyous day!

We hit forty-three species with the Merlin App and Claude AI. The eastern bluebird finally showed up and made the master list.

Then two pairs of hummingbirds while I was on the phone out back, sitting in the Adirondacks. Then I sat out front for a little bit and there they were again, working over the tree in my front yard. That was really great.

And the feeder got emptied fast. Very fast.

Here’s the part I keep thinking about. There are two feeders out there. Same exact food in both. And they will not touch the one sitting right next to it — they only hammer the one that’s on camera.

I think they’re excited to be on camera.

Same seed. Same yard. Same birds. One of them just happens to be where the attention is.

I’m not going to beat this metaphor to death, but go read yesterday’s issue if you missed it — The Pothole — because that’s the entire showings story in Louisville right now. Buyer interest fell in every single price band. More homes, less attention per home. The product didn’t change. The eyeballs moved.

Anyway. We’ll get the feeder filled.

If You Run A Management Company, Let’s Talk

Something’s been happening lately that I didn’t see coming.

Property management companies keep reaching out about running their operation under Winner Realty and our broker. So do people who personally manage a decent-sized portfolio of their own and want their position insulated.

We already have this relationship in place with someone right now. It’s been effortless on both ends — no friction, no babysitting, no monthly headache. It just works.

Which got me thinking about who else out there needs this and has no idea we do it.

So — if you run a management company and you need a broker in Kentucky or Indiana, I’d love to have that conversation.

And if you own a fair amount of property, manage it yourself, and want to insulate your position, same thing. Reach out.

We’re easy to work with and we love to be of service. That’s the whole pitch.

Later this morning I get my little chemo injection bag removed. That’ll be three of twelve sittings done.

One fourth. Hip hip hooray. We’re moving and grooving.

Business has been really busy. I’ve got a nice showing today, and I’m likely hitting Jay’s Burgers for lunch. You can’t have a bad day when you get to eat Jay’s burgers. Am I right?

Lots of new interesting things popping off. It’s just fun using my brain lately.

Although I didn’t use it much today — I ended up taking a three-hour nap. But we let our bodies rest when they need rest.

Right now we’re on Formula One summer break, which is kind of a yawn fest. I really think summer break should start when football season starts, because football comes back during summer break and then I’m locked into what UK is doing, what the Bengals are doing, what my fantasy teams are doing.

Life is pleasant. Still feeling good.

Here to serve. I know where my next ten listings are coming from, across four different clients.

But if you’ve got something you need sold, and you need it in front of as many people as possible, and you want to work with someone who’s been in this industry a while — I’d love to have a chat. Schedule a call.

And if you’re an agent who feels kind of stuck in the same spot you were in two or three years ago — schedule a call. I’d love to tell you what we’re doing, how we’re approaching things differently, and how we’re creating more ways to earn in this space in a way that actually aligns with providing more service and more skill to the great clients you serve. And creating more of those great clients.

Good hanging out with a lot of cool people at The Party in the Woods. Still working on catching up with everybody. I didn’t try to collect anybody’s information at the event because I didn’t want to seem salesy, so I’m just following up with people as I think of them.

I’m terrible with names. So this is a real project for me, mentally.

But I need to stop reinforcing that. I need to stop saying “I’m terrible with names.”

Because you say it enough and you perpetuate it and you stay that way. Bruce Lee has a quote in that neighborhood — don’t speak negatively about yourself, because the part of you that’s listening doesn’t know it’s a joke. It just takes it as real.

That one’s been sitting with me.

Have a great day. Do something to move the ball down the field on this wonderful Wednesday.

Today’s song — I discovered it in high school and I just really loved it. If you heard it back in the day, I hope you enjoy rediscovering it. If you’ve never heard it before, enjoy. Enjoy.

Warmly,

PS: The sub-$200,000 houses are getting 20% fewer showings than they were a year ago. Those sellers need solutions.

PSS: I told you about my friend Andrew’s Nashville event (Aug 14–16) in my last email but… This is not the sit-and-take-notes kind of seminar. Day one you learn all about his bankless deals strategy; by day three you’re on the phone working real deals yourself. If you’re done collecting “motivation” from events and want to actually get busy, this is the room. I’ll be speaking there too » https://request.truka.com/
