Today’s track: About You — XXYYXX
I saw a stat this week that stopped me cold: only 2.2% of U.S. households have a paid AI subscription.
That blew my mind. I just assumed everyone had it by now. All my friends do — at least the lowest paid tier, or they bounce around between two or three free ones. So in my head, this was table stakes. Old news. Everybody’s already here.
They’re not.
If that’s you — if you’ve already dabbled, if it’s already downloaded on your phone or your desktop — you’re ahead of 97.8% of the population. And remember, that’s U.S. households. Globally, I’m guessing it’s an even smaller sliver. You really are at the forefront, whether it feels like it or not.
So give yourself more credit for whatever small uses you’re finding. Whether it’s the newsletter, or analyzing a deal, or just talking through a problem — it counts. It’s compounding.
I’ve got a client who just bought their first investment property. I’ve been walking him through how to set things up with Claude — how to have it run comps, pull estimates, analyze the numbers for him. I met with a lender and told her the same thing: I can help you evaluate what a property looks like, what repairs run at different tiers — a low-end BRRRR, a mid-range BRRRR, a high-end flip. Same with title offices. There are a ton of ways to source new clients. Lending. Realtors. Buyers. Sellers. It’s all right there at your fingertips.
My Dad’s already in the top 1% of users. A reader named Doug — 59 years old — is probably in the top 1% of the top 1%. He just took an interest and dug in. And now he’s dangerous.
Why? Because that’s exactly why I feel so dangerous too. You get empowered with every problem. You come up with a whim of an idea, you talk it through with the AI, and then you just start building. You go at it.
And this isn’t just me and Doug. The New York Times ran a piece this week — “America’s Enterprising Spirit Is Booming After Decades-Long Slump.” Hundreds of thousands of people are creating companies each year now, ending a decades-long drought. Think about that timing. The tools that let one person do the work of five just showed up — and suddenly people are building again. That’s not a coincidence.
Any of you can do this. And all of you have special, nuanced ideas in whatever space you work in — your W2, real estate, whatever it is. You can just grow faster now. That new investor couldn’t have scaled like this a few years ago. He can get real, discernible information that helps him make informed decisions at a rate that’s never been available to investors before.
There’s never been a better time to be an informed investor.
I want to talk more about AI with people. I’ve been loving these conversations — the excitement, the questions. It’s planting a lot of seeds for me. I’m working on a new one around private lending, and another one around jobs. Hoping to roll those out soon. Ask me about it.
And come see me this weekend. We’ve got a big party Friday, 1 to 5 PM — unlimited dessert, unlimited pizza, unlimited cigars. I’m expecting 400-plus people over five hours. If I were you, I’d block off your afternoon and roll into the weekend with us. Meet all the top industry professionals in one room. Ask them your questions. Perfect weather. The people I’ve already got hard commitments from have me fired up — it’s going to be a blast.
The KREIA main meeting is this Thursday, and a couple of the vendors and I will be there talking up Friday’s party. So I’ll catch you Thursday, and again Friday.
Just come.
Happily,
