Every seller asks when to list. Most of the advice online is general. Here is what the last twelve months of actual Louisville sales show, using single-family homes in Jefferson County from the Louisville MLS (Multiple Listing Service).

What the numbers show

  • The highest median was July at $296,000. The lowest was January at $262,000, a gap of $34,000.

  • The most homes sold in June, at 1,086. May and July were close behind. January had the fewest, at 582.

  • Homes also sold fastest in the warm months. The average time on the market was 25.5 days in June, compared with 40.3 days in February.

  • In April and July, homes sold for 98.9 percent of their list price. By September that was 98.3 percent.

What that means for when to list

Most buyers and the best prices show up between late spring and midsummer. A house usually takes about a month to go under contract in that stretch, and another month or so to close. So to have your sale close in June or July, you would list in April or early May.

Listing earlier gets you in front of buyers before the most competition arrives. The number of homes for sale climbed all year, from 1,720 in February to 2,549 in September. More choices for buyers means more competition for you. You can see how that is changing in Is Louisville a Buyer's Market or a Seller's Market?

A word of caution

This is one year of data. It lines up with the pattern most markets follow, but one year does not guarantee the next one. The best month to sell is also the month your own life is ready. A well-priced home that is easy to show can sell in any season, and an overpriced one sits in the best one.
