My dishwasher broke a while back. I finally replaced it this past week, and naturally, the first thing I did was run a load.

Then it spiraled. One load turned into running everything I own through it. Wiping down every cabinet. Reorganizing the whole kitchen — or at least I’m mid-process as I write this, second load humming behind me. And I’ll just say it: the machine washes better than I ever did by hand. Everything looks so much cleaner. The small things in life, right?

Kurt Vonnegut’s uncle taught him to say it out loud whenever an ordinary moment turned out to be a good one: “If this isn’t nice, I don’t know what is.”

Somewhere in the last few months, without ever deciding to, I became this guy — the guy who does every chore the second it shows up.

Dish in the sink? Washed. Garage cluttered? Cleaned. Pile of clothes that don’t fit the new me? Sorted, sized, gone.

I caught myself doing it again this weekend and finally asked why. The honest answer: what if I’m not feeling this good down the road?

So I’ve been setting up Future Rob for success. Nesting for winter. If things get harder, I want everything ready — pleasant, comfortable, in its place. And if things don’t get harder, I just live in a spotless house now. There’s no losing side to that bet.

And here’s the funny part: I’m resting more than I ever have. Napping when my body asks. The chores, the work still gets done anyway. Turns out rest and momentum were never in competition.

The clothes thing works the same way the spam thing works. If the same junk email hits your inbox every morning, you can delete it every morning for the rest of your life — or you can hit unsubscribe once.

Handle it once and it’s handled forever.

Annie Dillard said it better than I ever could: “How we spend our days is, of course, how we spend our lives.”

That’s the whole system. One percent better every day — and the best percents are the ones you only have to earn once. Fewer decisions every day. Everything in sight, everything placed where your hands already expect it to be. Less to knock me out of my flow — and lately, the flow has been good.

Last week: two closings, two new listings, and a new agent joined Winner Realty. Jason — the tech guy who’s been shipping release notes for OffMarket.deals like it’s a Tesla — is in town from Japan, and he and Colleen have been heads-down streamlining how we do off-market debt deals. A lot of exciting things moving at once.

Health report, since so many of you kindly ask: some cold sensitivity, a few more naps, full appetite, and I haven’t needed any of the medicine they sent me home with. That’s the whole list. And I have to say — everyone has been so kind. Checking in, asking how they can help, just showing up. It’s all very sweet, and I feel every bit of it. Today’s track is for you. No chemo this week — just a clean, open week to flow through.

Which brings me to Jay’s. I should note, I’m just a Stan for Jay’s, they don’t pay me anything. I’m honestly a Stan for anyone who is great at what they do and excited about it. I love connecting those dots.

I’m going Monday, Wednesday, or Friday. Possibly two of those. Possibly all three. If you want a burger, hit me up. I put an egg on mine Friday and it was incredible — local farms for the meat, the kind of food you could’ve eaten in the 1950s, made with beef tallow, no seed oils. Jay has a real respect for the process, and it shows in every bite. Ask about Emma’s famous pickled jalapeños while you’re there — my Dad and I dig them. I typically pick up Jay’s on my Monday chemo days and then pick it up after I drop off the chemo pump on Wednesday. I always say “You can’t have a bad day when you get to eat Jay’s. It’s true.”

And if you somehow missed it: Jay’s was named one of the top burgers in the entire country. Well deserved. Proud of them.
